Hotel & Stay Terms
Everything you need to know before staying with us.
We kindly ask all guests to familiarise themselves with the conditions applicable to their reservation before arrival.
Reservations
- All reservations are subject to availability and are confirmed once a booking confirmation has been issued by Knockinaam Lodge.
- The person making the booking is responsible for checking that all reservation details are correct, including: arrival and departure dates, number of guests, accommodation booked, room configuration where applicable, dining arrangements, and any additional services requested.
- The lead guest is also responsible for ensuring that members of their party are aware of these Terms & Conditions.
Rates
All prices are quoted in Pounds Sterling (£) and include VAT where applicable. The inclusions attached to your particular rate will be detailed at the time of booking. Only services specifically included within your confirmed package or rate are included within the accommodation price. Additional dining, drinks, treatments, activities and other services will be charged separately unless expressly included.
Hotel Payment & Cancellation Terms
Payment, deposit and cancellation conditions may vary depending upon the rate or package selected. The conditions displayed when your reservation is made and contained within your booking confirmation will apply to your stay. Promotional, event, exclusive-use and special-package reservations may have different deposit, balance and cancellation terms. Guests should therefore refer to their individual booking confirmation for the conditions applying to their reservation.
Amendments
Arrival and departure information will be provided within your reservation and pre-arrival correspondence. Early check-in and late check-out are subject to availability and cannot be guaranteed unless confirmed with us in advance. If you expect to arrive significantly later than planned, please contact Reception.
No-Shows & Early Departure
Guests who fail to arrive for their reservation without cancelling will be subject to the cancellation conditions applicable to their booking. Where a guest chooses to depart before their confirmed departure date, unused accommodation may remain chargeable subject to the conditions of the reservation and our ability to resell the accommodation.
Dinner, Bed and Breakfast – Dietary Requirements & Allergies
Dinner and breakfast are included within your stay. Please advise us of any dietary requirements or allergies at the time of booking.
With advance notice, we can accommodate vegetarian and pescatarian diets, as well as gluten-free and nut-free requirements. We are unable to offer vegan menus or accommodate other substitutions, intolerances, aversions or personal preferences.
Dietary requirements must be provided in advance and apply to both breakfast and dinner. Where we have not been notified, we may be unable to provide an alternative on the day.
Lodge Terms
Important information for guests staying in our lodges.
Deposit & Balance
A 10% non-refundable deposit is required to secure a lodge reservation.
The remaining balance is due six weeks before arrival.
Lodge Cancellation Policy
Where a lodge reservation is cancelled more than six weeks before arrival, the 10% non-refundable deposit will be retained. Where a reservation is cancelled within six weeks of arrival, the full remaining balance is payable. If we are able to re-let the lodge for the cancelled dates, payments received may be refunded, less the original 10% non-refundable deposit. All cancellations must be made in writing. Where different conditions are attached to a particular promotional offer, package or special stay, the terms provided at the time of booking will apply.
Lodge Occupancy
Only guests included within the reservation may stay overnight in the lodge. The maximum occupancy of the accommodation must not be exceeded without prior agreement from Knockinaam Lodge. Any changes to guest numbers should be communicated to us before arrival.
Additional Beds & Cots
Cots and additional beds are subject to availability and must be requested in advance. Aerobeds, where available, are suitable for children only and are subject to the occupancy limits of the individual lodge.
Restaurant & Dining Terms

We kindly ask guests to familiarise themselves with our dining arrangements and reservation policies ahead of their visit.
Restaurant Reservations
Advance reservations are strongly recommended, reservations are subject to availability and require a minimum of 24 hours’ notice. Dinner reservations are offered subject to availability and your confirmed dining time represents the time your table has been reserved. Hotel residents are advised to arrange dining times in advance as preferred times cannot be guaranteed.
Restaurant Reservation & Cancellation Policy
Valid debit or credit card details are required to secure restaurant reservations. No payment will be taken at the time of booking unless our cancellation policy applies. Restaurant reservations may be cancelled or amended free of charge up to 72 hours before the reservation.
Cancellations made within 72 hours of the reservation will incur a £30 per person cancellation fee.
In the event of a no-show, or where a booking is cancelled after the reservation time, the full value of the booked dining experience will be charged to the card provided.
If your party size changes, please notify us as soon as possible. We will always do our best to accommodate amendments, subject to availability.
Arrival for Dinner
Guests are welcome to arrive approximately 30 minutes before their dining reservation should they wish to enjoy a drink in the bar or lounge before dinner. Your confirmed reservation time is the time your table is reserved.
Dietary Requirements & Allergies
Guests are kindly asked to advise us of any dietary requirements or allergies at the time of booking.
With advance notice, we are able to accommodate vegetarian and pescatarian diets, as well as gluten-free and nut-free requirements. Due to the nature, length and composition of our tasting menu, we are unable to offer a vegan menu or accommodate other substitutions, allergies, intolerances, aversions or personal preferences.
Where we feel that a requirement cannot be accommodated safely or without compromising the integrity of the dining experience, we will advise you prior to your reservation.
Dietary requirements must be provided in advance. Where we have not been notified before arrival, we cannot guarantee that an alternative menu will be available on the day and the full menu charge will still apply. For group reservations, the lead guest is responsible for providing the dietary requirements of all members of the party at the time of booking. Guests with serious allergies are asked to contact us directly before confirming their reservation so that their requirements can be discussed with our team.
Children
Children are very welcome at Knockinaam Lodge; however, specific dining arrangements apply to younger guests. Children under the age of 12 do not ordinarily dine in the main restaurant during the evening tasting-menu service. Families with children under 12 will dine in our Drawing Room, unless the restaurant has been booked exclusively for their party.
A children’s menu is available and will be provided at the time of booking. All children’s meals must be pre-ordered at least 24 hours before the confirmed dining time. Children’s dining arrangements are subject to advance booking and availability.
Menus
Our menus reflect the seasons and availability of ingredients and are therefore subject to change. Images, sample menus and dishes displayed on our website or promotional material are intended to provide an indication of our style of dining and should not be regarded as a guarantee that a particular dish will be available during your visit.
Treatments
Treatments at Knockinaam Lodge are subject to therapist availability and should be booked in advance. Specific treatment times cannot be guaranteed until confirmed. Guests should advise us when booking of any relevant requirements which may affect their treatment. Cancellation terms may apply to treatments and will be communicated at the time of booking where applicable.
Dogs & Pets
Dogs are welcome at Knockinaam Lodge and our two on-site lodges. The available dog friendly rooms are Glen, South and Churchill rooms. Guests must advise us at the time of booking if they intend to bring a dog.
A charge of £45 per dog, per stay applies within the hotel and £50 per dog, per stay in our lodges.
Dogs are not permitted in the Restaurant or Bar, and we are currently unable to provide indoor dining arrangements for guests accompanied by their pets.Dogs are welcome in our outdoor seating areas; however, in the event of poor weather, pets cannot be accommodated within our indoor dining or drinking areas. Guests travelling with dogs should therefore take this into consideration when making dining arrangements.
Dogs must remain under the control of their owner at all times. Owners are responsible for any damage or additional cleaning required as a result of their pet. Recognised assistance dogs are welcomed in accordance with applicable requirements.
Guest Behaviour
Knockinaam Lodge is intended to provide a peaceful and relaxing environment for all guests. Guests are expected to behave respectfully towards other guests, members of staff, the property and our surroundings. We reserve the right to take appropriate action where behaviour is abusive, threatening, dangerous, illegal or causes serious disruption to other guests or members of staff. This may include asking an individual to leave the property.
Smoking & Vaping
In accordance with Scottish smoke-free legislation, smoking is not permitted within any enclosed public area of the hotel. Knockinaam Lodge operates a fully smoke-free accommodation policy. Smoking and vaping are therefore not permitted inside the hotel, guest bedrooms or lodge accommodation.
Guests who wish to smoke or vape must do so outdoors in appropriate areas.
Where smoking or vaping within accommodation results in additional cleaning, deodorising, damage or restoration being required, the reasonable cost of this work may be charged to the guest.
Lost Property
Guests are responsible for their belongings throughout their visit. Where an item is found following departure, we will make reasonable efforts to retain it for a suitable period. Guests requesting the return of lost property will be responsible for applicable postage or courier costs.
Activities & Third-Party Experiences
Knockinaam Lodge may assist guests in arranging activities, transport, experiences and services provided by independent suppliers. Third-party providers may operate under their own booking conditions, cancellation policies and safety requirements. Where applicable, these will be communicated as part of the booking arrangement. Knockinaam Lodge is not responsible for the acts or omissions of an independent third-party provider except where liability cannot lawfully be excluded.
Gift Vouchers
Gift vouchers are subject to the Terms & Conditions stated at the time of purchase. Vouchers must be used before their stated expiry date and are subject to availability when making a reservation. Gift vouchers have no cash redemption value and cannot ordinarily be exchanged for cash. Where a voucher is being used towards accommodation, dining or another experience, the relevant booking and cancellation conditions will also apply.

Offers, Packages & Promotional Codes
Promotional offers and discount codes are subject to availability and to the dates and conditions stated within the individual promotion.
Promotional codes must be applied when making the reservation, discounts cannot be retrospectively added to an existing booking, offers cannot be exchanged for cash, promotional offers cannot be combined with another offer or discount, selected dates or accommodation may be excluded, and minimum stay requirements may apply.
Specific promotional Terms & Conditions published alongside an offer will take precedence where they differ from these general terms.
Circumstances Beyond Our Control
Occasionally circumstances outside our reasonable control may affect a reservation or our ability to provide a particular service. These could include severe weather, interruption to essential utilities, government restrictions, transport disruption, fire, flooding or other exceptional circumstances. Where this occurs, we will make reasonable efforts to minimise disruption and will discuss the options available to affected guests. Nothing within this section affects any rights you may have under applicable consumer law.

We want every guest to enjoy their experience at Knockinaam Lodge. If something is not as expected during your visit, please speak to a member of our team as soon as possible. Governing Law
These Terms & Conditions and any reservations made with Knockinaam Lodge are governed by and construed in accordance with the laws of Scotland. Any dispute arising from these Terms & Conditions, use of our website or a reservation with Knockinaam Lodge will be subject to the jurisdiction of the Scottish courts, subject to any statutory rights available to consumers.
Changes to These Terms
We may update these Terms & Conditions from time to time to reflect changes to our services, policies or legal requirements. Any revised Terms & Conditions will be published on this page together with an updated revision date. The Terms & Conditions applicable to a reservation will generally be those provided or made available when the booking was confirmed, together with any specific conditions attached to the chosen rate, package or offer.
